Water leak assessment
Find where the water is coming from before choosing the fix
A leak can involve drainage, icing, installation or damaged parts, so the source must be checked carefully.
Protect the area
Switch off the unit when water could damage walls, furniture or nearby electrical fittings.
Trace the source
We inspect the fan coil, drain pan, pipe route, airflow and operating condition.
Clear or repair
The confirmed blockage, connection, component or system issue is addressed within the approved scope.
Run and observe
The unit and drainage are tested again to confirm that condensate flows away correctly.
Stop recurring drips at their source
AIRCON WATER LEAK REPAIR
Water dripping from an indoor aircon unit can stain walls and ceilings, damage furniture and create a slippery area below the fan coil. Pacific Aircon provides aircon water leak diagnosis and repair for residential and commercial properties across Singapore. We check where the water originates and why normal condensate is not draining away correctly.
A blocked drainage line is common, but it is not the only possible cause. Ice on the evaporator coil, restricted airflow, a damaged drain pan, loose drainage connections or unsuitable installation fall can produce similar symptoms. The right repair depends on what is found.
What should you do when the aircon starts leaking?
Turn the unit off if the dripping is heavy, water is close to a socket or electrical fitting, or the wall and ceiling are becoming wet. Move belongings away and place a container or absorbent material below the leak only if it is safe. Do not open electrical covers or force objects into the drain pipe.
Why leaks sometimes return
Repeated leakage can occur when only the visible water is removed while the drainage restriction, icing or installation problem remains. We inspect the system rather than treating every leak as an automatic chemical-wash job.
Aircon Leak Inspection and Repair
Tell us when the dripping occurs, whether it starts immediately or after several hours, and whether the unit still cools normally. This timing helps distinguish a drainage problem from icing or another operating condition.
Indoor unit inspection
We examine accessible covers, filters, coil condition, drain pan, drainage connection and signs of overflow. Water tracks may show whether the leak begins inside the fan coil or reaches it from another source.
Drainage checks
The accessible drain route is checked for blockage, poor flow, loose joints or unsuitable fall. Where appropriate, the line is vacuumed or flushed so condensate can move towards its discharge point.
Cooling and icing checks
Restricted airflow or a refrigerant-related fault can allow ice to form on the coil. When that ice melts, water may overwhelm the drain pan. We check the operating condition before recommending a refrigerant service.
Repair and testing
The approved blockage clearing, connection repair, part replacement or related service is completed. We then run the unit and observe the drainage path for continuing leaks.
Some units need general servicing when dust and routine drainage build-up are the main issue. Heavier contamination may call for a chemical wash or chemical overhaul. A cracked drain pan, failed pump, damaged insulation or unsuitable drainage arrangement instead requires a repair matched to that fault.
Pacific Aircon explains the recommended route after inspection so cleaning and repair are not confused.

Common Causes of Aircon Water Leakage
- Algae, dust or debris restricting the condensate drain
- A dirty filter or coil reducing airflow and contributing to icing
- Low refrigerant caused by a leak elsewhere in the system
- A loose, displaced or damaged drainage connection
- A cracked, corroded or overflowing drain pan
- Failed condensate pump on systems that rely on pumped drainage
- Insulation damage causing condensation on cold piping
- Installation level or drain fall that does not move water correctly
Water near the aircon is not always condensate from the fan coil. Concealed pipework, plumbing or building-envelope leaks can appear in the same area. We flag evidence that suggests another trade or investigation is needed.
Preparing for the service visit
Send a photograph showing the whole indoor unit and the wet area, plus a close-up of where the first drop appears. A video showing the leak while the unit runs is particularly useful. Let us know whether one or several indoor units are affected and whether drainage pipes are concealed.
Clear reasonable access below the fan coil and to the outdoor unit if requested. HDB owners can also review the official HDB air-conditioner maintenance guidance for upkeep and installation information relevant to flats. In commercial premises, advise us about ceiling access, operating-hour restrictions, permits or building-management requirements before attendance.
Why Timely Water Leak Repair Matters
Repeated moisture can mark paint, soften plasterboard, affect cabinetry and encourage mould around damp surfaces. More importantly, a leak can be evidence of an underlying cooling or drainage fault that will continue until its cause is corrected.
Early assessment usually gives the technician a clearer view of the active leak and may reduce secondary damage. Pacific Aircon combines drainage checks with system diagnosis so the recommended work addresses the source rather than only the visible drip.
Pacific Aircon’s specialists have more than 15 years of aircon operation and installation experience and support homes and businesses across Singapore. Approved repair workmanship is backed by the company’s 90-day workmanship warranty. Contact us with the unit details and leak evidence to arrange an assessment. If water is close to electrical equipment or the leak is causing active property damage, switch off the affected unit and keep the area clear while arranging professional help.
Frequently Asked Questions
Why is my aircon leaking water? | Common causes include a blocked drain, restricted airflow and icing, a damaged drain pan, a loose connection or an unsuitable drainage arrangement. |
Does every leaking aircon need a chemical wash? | No. Cleaning may help when contamination or drainage build-up is responsible, but damaged parts, refrigerant faults and installation issues require different work. |
Can I continue running a leaking unit? | Switch it off when water could damage the property or reach electrical fittings. Continued operation can worsen the leak and obscure its cause. |
How can I help you assess the leak? | Send photos or video showing the unit, the first point of dripping and the surrounding wet area, together with the brand and timing of the leak. |
